    The Proposal

    A veterinarian wants to raise $600,000 to purchase an existing practice in an affluent suburb of Fresno. Offering 6% on an interest only loan for 5 years. After 5 years, the borrower-veterinarian expects to refinance and repay the investors' principal. Or investors may opt to stay-in and earn interest on their prinicipal. The clinic itself is offered as collateral.

    The Facility

    This hospital is in a state of the art new building grossing nearly $1 M annually and netting its current owner $10K a month. The current owner works alone.
    The hospital is a 5000 sq ft with 5 exam rooms and can easily accommodate 2 or 3 doctors.

    The Plan

    Extend the hours to 6 days a week (8 am to 8 pm) then 7 days a week for Sunday emergency calls.
    Hire 2 associates, one full time, one part time. The current owner will stay on part time as needed.
    Extensive PR to local schools (tours for kids, etc.), groomers, boarding facilities, dog trainers, pet stores, shelters.
    By extending hours and adding doctors income to triple within the first year -
    netting $400,000 in the first year of borrower.
    To buy this building along with the practice would cost $2 M, and is not necessary.
    The current owner has agreed to be a landlord for a year.
    Will secure a loan to buy the building later.

    Graduated veterinary school Illinois 2001
    Successfully ran 2 ER clinics and tripled their incomes within the first year of owning them.
    One of the clinics sold for more than its annual gross because the net was so spectacular.
    Past performance: took practice income from $89,000 a year to almost $700,000 within 2.5 years.

    Invest with other veterinarians as a group or Proprietorship to loan the borrower-veterinarian the funds necessary to purchase this small animal practice in the affluent Fresno suburbs.
